ACCEPTABLE USE POLICY

This Acceptable Use Policy (“AUP“) sets the rules for using the services of Funi AI Inc. (“Lisly,” “we,” “us,” or “our“): the Lisly mobile application, our websites, the single property websites we host for our users at forsale.so, forrent.so, and rental.so, and related features and tools (together, the “Services“). It is part of our Terms of Service and uses the definitions in them. By using the Services — and each time you publish a property website through the App — you agree to this AUP.

Lisly is a software tool for creating real estate listings and marketing materials. It is not a real estate broker, agent, portal, marketplace, or listing service, and it does not represent any party in any real estate transaction. Because you decide what to create and publish, you are responsible for what you make with Lisly and where you publish it.

1. COMPLYING WITH REAL ESTATE LAWS IS YOUR RESPONSIBILITY

Real estate advertising is regulated everywhere, and the rules differ by country, state, city, and industry body. We do not know, verify, or monitor the rules that apply to you, and the Services do not check your content or your publications for legal compliance.

Before you publish or distribute a listing, a property website, or any marketing material created with the Services, you must confirm and comply with all requirements that apply to you and the property, which may include, for example:

  • Listing registration rules — for example, a requirement to enter the listing into a Multiple Listing Service (MLS) or another registry before or when advertising it.

  • Licensing rules — for example, a requirement to hold a real estate license or authorization to advertise a property, or to display your license number, brokerage identity, or other credentials in the advertisement.

  • Mandatory disclosures — for example, an energy performance certificate in the European Union, or other legally required property information, labels, or notices.

  • Advertising and pricing rules — rules on how properties may be described, promoted, and priced.

  • Platform and industry rules — the terms, posting rules, and automation policies of any third-party platform where you publish, including when you use exported listing packages or AI assistants to post.

If you are not sure what applies, ask a qualified local professional before publishing. You bear all consequences of publishing without the required registrations, licenses, or disclosures.

2. LISTINGS MUST BE TRUTHFUL

You must verify the accuracy of all listing information — including size and measurements, rooms and features, condition, availability, price, and location — before you publish it. AI-generated descriptions, feature lists, and other content are drafts for your review: check them and correct them before use.

Creating or publishing misleading or deceptive listing content is prohibited. This includes advertising a property you are not authorized to market, misstating material facts about a property, and advertising a property or terms that do not exist.

3. AI PHOTO EDITING MUST NOT MISREPRESENT THE PROPERTY

Lisly’s photo tools (including virtual staging, furniture changes, object removal, sky replacement, lighting changes, and enhancement), and the creative images and videos the Services generate, are for presentation — not for changing what a buyer or renter would actually get. You must not use them to misrepresent the real condition, features, or surroundings of a property. In particular:

  • Do not add what isn’t there. Do not depict features, fixtures, improvements, or views that do not exist (for example, adding a pool, a renovated kitchen, or a sea view).

  • Do not hide defects. Do not remove or conceal damage, defects, or conditions that a buyer or renter would reasonably want to know about (for example, cracks, water damage, or mold).

  • Disclose AI-generated and AI-edited visuals. If a photo is virtually staged or materially altered by AI, or if an image or video was generated by AI, you must disclose that wherever you publish it. Some jurisdictions and industry bodies require this; we require it in all cases.

  • Keep originals available. The App preserves your original photos alongside any edited version for as long as the listing is in your account, so you can always produce the unedited image. Do not present an edited photo as the original where an unedited image is required. Section 9 of our Privacy Policy explains how long we keep original photos after an account is deleted.

4. FAIR HOUSING AND NON-DISCRIMINATION

You must not use the Services to create or publish content that discriminates, or expresses a preference or limitation, based on race, color, religion, sex, gender identity, sexual orientation, disability, familial status, national origin, or any other characteristic protected by the laws that apply to you. In the United States, this includes compliance with the Fair Housing Act and equivalent state and local laws; most other jurisdictions have their own anti-discrimination rules for housing advertising. You must also not use the Services to facilitate unlawful steering or other discriminatory practices.

5. RESPECT OTHER PEOPLE’S CONTENT AND PERSONAL INFORMATION

Only upload content you have the right to use. You must not:

  • Upload photos, videos, floor plans, or other material that infringes someone else’s copyright, trademark, or other rights — including another agent’s or photographer’s images.

  • Upload videos or photos that include identifiable people without the permission or legal basis required where you operate (for example, under the EU/UK GDPR or similar data protection laws). This includes people appearing or speaking in your property videos.

  • Publish someone else’s personal information (such as names, contact details, or interior images of an occupied home) without the necessary permission.

  • Market a property without the owner’s or an authorized party’s permission to do so.

6. PROHIBITED CONTENT

You must not use the Services to create, upload, or share content that:

  • is illegal or promotes illegal activity;

  • is defamatory, harassing, threatening, hateful, or incites violence;

  • is sexually explicit, or exploits or endangers minors in any way;

  • shows violence or cruelty toward people or animals, or graphic injury;

  • is fraudulent, deceptive, or intended to scam or mislead others (including fake listings and phishing); or

  • contains malware or other harmful code.

7. PROHIBITED ACTIVITIES

You must not:

  • use the Services in any way that violates applicable law, or help anyone else do so;

  • misrepresent your identity, affiliation, or professional license status or qualifications;

  • share your account or credentials with others outside the member and collaboration features, or use another person’s account without authorization;

  • access or use the Services through automated means (bots, scrapers, crawlers) or harvest data or content from the Services, except through features we provide for that purpose;

  • probe, disrupt, overload, or interfere with the Services, bypass usage limits or security measures, or attempt unauthorized access to systems, accounts, or data;

  • reverse engineer, copy, resell, or commercially exploit the Services except as allowed by the Terms of Service;

  • systematically use the Services or their output to build, train, or improve a competing product or AI model; or

  • abuse credits, free offerings, promotions, or referral mechanics (for example, by creating accounts at scale).

8. PROPERTY WEBSITES

When you publish a property website through the App, all of the above applies, and additionally:

  • Each property website is a single-property presentation site. You must not use it as, or present it as, a real estate portal, marketplace, brokerage website, or IDX/VOW system.

  • The contact information you display must be accurate and belong to you or a person or organization that authorized you to use it. Inquiries go directly to that contact; Lisly is not a party to any resulting communication or transaction.

  • The disclaimer. Each property website displays a disclaimer stating that: (a) the site is not a real estate portal, marketplace, brokerage website, or IDX/VOW system; (b) Lisly is not a real estate broker or agent, does not list properties for sale or rent, and does not represent any party in a real estate transaction; (c) all content, including images, descriptions, and pricing, is provided by the listing agent, property owner, or other user, and Lisly does not verify or guarantee its accuracy, completeness, or legality; and (d) inquiries go to the listing representative directly. You must not remove, obscure, or contradict this disclaimer. This list is the full statement of what the disclaimer says, and Section 11 of the Terms of Service refers to it.

  • The footer links. Each property website’s footer also links to our Terms of Service, Privacy Policy, and Cookie Policy. Like the disclaimer, these are part of the template and you must not remove or obscure them.

  • Publishing is confirmed through the acceptance checkbox in the publish form; by publishing, you re-confirm your compliance with this AUP for that listing.

9. ENFORCEMENT

We may investigate suspected violations of this AUP. If we believe a violation has occurred, we may, at our discretion and where appropriate without prior notice: remove or refuse content, unpublish property websites, suspend or terminate accounts, revoke credits obtained through abuse, and report unlawful activity to authorities. The Terms of Service govern the effect of suspension or termination. We assume no obligation to monitor content, and our enforcement (or non-enforcement) in one case does not waive our rights in another.

10. REPORTING VIOLATIONS

If you believe content created or published with the Services violates this AUP or your rights, tell us through https://lisly.ai/contact with a link to the content and a description of the issue. You do not need to be a Lisly user to report something: this route is open to anyone affected, including someone who appears in a property video or photo without having agreed to it.

If the Services generate output you consider offensive or inappropriate, you can report it to us through https://lisly.ai/contact, and from within the App, on the screen where that output appears.

For copyright complaints, use the DMCA process described in Section 14 of the Terms of Service.

11. CHANGES TO THIS POLICY

We may update this AUP from time to time. Material changes will be notified as described in the Terms of Service, and the current version will always be available at https://lisly.ai/acceptable-use-policy.
